Summary

The Arkansas Building Authority (ABA) Building Maintenance Specialist is responsible for daily operations, preventive maintenance, and maintaining the various building systems. This position is governed by state and federal laws and agency/institution policy.

Functions

Operates and maintains equipment, such as boilers, chillers, associated pumps, life and safety systems, air handlers, and related equipment. Makes regular inspections on boiler, chiller, and other building systems. Performs routine repairs and preventative maintenance on building equipment and building systems. Performs minor routine electrical maintenance, such as replacing fuses, receptacles, switches, ballasts, light bulbs, etc. Performs minor routine plumbing maintenance, such as installation and repair of faucets, valves, drains, traps, safety valves, etc. Works with and monitors the various contractors, including janitorial, security, elevator maintenance, and chiller maintenance when supervisor is unavailable. Performs other duties as assigned.

Knowledge, Skills and Abilities

Knowledge in various skilled trades. Ability to perform basic computer skills. Ability to communicate in oral and written form with tenants, public, contractors, and peers involving explanation or information, which may include sensitive or confidential information. Ability to keep in contact with vendors and contactors to gather information, answer queries, or solicit assistance required in building management. Ability to read, write, and comprehend simple instructions, short correspondence, and memos. Ability to read and interpret safety rules, operating/maintenance instructions, and procedure manuals. Ability to read, analyze, and interpret business manual, technical procedures, and governmental regulations. Ability to regularly make decisions involving how a project or operation will be conducted from an available set of alternatives or precedents.

Minimum Qualifications

Completion of sufficient education or training to read, write, interpret safety rules, operating/maintenance instructions and procedure manuals; plus one year of commercial experience in boiler operation and facility maintenance. Must possess an Arkansas Department of Labor High-Pressure Boilers License. Additional requirements determined by the agency for recruiting purposes require review and approval by the Office of Personnel Management. OTHER JOB RELATED EDUCATION AND/OR EXPERIENCE MAY BE SUBSTITUTED FOR ALL OR PART OF THESE BASIC REQUIREMENTS, EXCEPT FOR CERTIFICATION OR LICENSURE REQUIREMENTS, UPON APPROVAL OF THE QUALIFICATIONS REVIEW COMMITTEE.
